Last night, Lionheart Estate presented its 17th sim (16th for habitation) called Lionheart Vitani.
Vitani has a country road which is the first one of it’s kind (and thus called Route 1), and will be part of the proposed country road / highway network across the whole continent as it continues to grow. Parcels located at this highway / country road will also be part of an innovation: The new zoning category Mixed Use.



Mixed Use parcels allow both, residential use as well as light commercial use with some restrictions compared to Commercial I parcels, such as limited advertising (only allowed towards the road) as well as a height restriction for buildings of max. 35m. Yours truly played a hand in the implementation of the new Mixed Use parcels. It was my idea that because of the wonderful road going through the sim, that the parcels facing it could really be used for either type of zone. And thus, mixed used was born! I love the ability to do this now and hope to see it in future sims. In fact, I did a parcel swap today from my previous satellite location ‘Bay City Jolly Farm’ in Lionheart Rafiki to one of the the mixed use parcels at Vitani.
You’ll probably recognize the building. It’s the same store used at the main Jolly Farm location (except this one isn’t built onto). I chose the parcel on the back end of the sim – away from the main flow of commercial traffic. It’s peaceful and quaint. It’ll be interesting to see how it does.
